Selling - is an extra toilet really so important?

we are helping a friend to renovate a 3BR, 1 bath 1940's house for sale. She insists it's "well known" that with an extra toilet you can say the house has 1.5 bathrooms and can therefore ask a higher price. The trouble is, to put in this extra toilet, the washing machine would have to be put outside the laundry and there would be no room for a door from the (now micro-)laundry and the exterior. We are trying to convince her this is a mistake. What does the forum think?

WELL KNOWN is a dirty word. With a circa 1940s place you must think with your head. Most people will be seeking the charm of the period with the conveniences of today. This means as far as your toilet issue goes .. they dont want two toilets particlarly .. they need an ensuite. If you are trying to add value to your little 1940s place .. convert a closet into an ensuite. NOTE the two places that most people concentrate on extensively when dealing with a house .. kitchen and bathroom. Luxuries include ensuite .. spa or sauna room .. but make sure that its not overextending yourself.Work on supplying the essential items and making them good.

With areas such as the laundry .. most people dont expect a big laundry area anymore. All they need is a laundry closet (go and look around if you dont know what that is). But what you must remember with your place is that the old traditional laundry space is usually enough room to install extra facilities in that same space. This always depends on your property. Make sure before you start that none of the existing walls are load bearing (you'll need an engineer for that) and that what you envision can be done. Also .. for your own safety make sure that council hasnt placed any heritage overlays on your area, dont assume anything.

I think if your friend wants to sell a house they should just put it on the market. Thwy are suffering from the "property developer" delusion that tv has instilled into everyone.

I think u must have 2 toilets.. when I looked for my new place at Bond Apartments, Mosman (www.bondapartments.com.au) I made sure it had at least 2 toilets.

Who wants the kids & guests using the same toilet as me?

Just teach your kids how to keep the toilet clean and you wont have a problem.
